Hamilton MT and the Bitterroot Valley

The Bitterroot Valley of Western Montana has often been referred to as "The Last Best Place" and is located between the majestic Bitterroot Mountain Range to the west and the Sapphire Mountains to the east. The Bitterroot River runs south to north through the valley floor. There are approximately 75 miles of floatable waters on the Bitterroot River.

The Bitterroot Valley is approximately 96 miles long and 25 miles wide at it's widest point. The valley elevation ranges from 3218 feet at Florence in the northern end to 3887 at Darby in the southern end.

Most of the Bitterroot Valley is in Ravalli County. The largest town is Hamilton, the county seat. Hamilton is home to about 4000 people and the immediate area around town has somewhere around 12,00 people. The projected population for Ravalli County in 2010 is 46,120. Hamilton is about 45 miles south of Missoula, 184 miles from Glacier National Park and 314 miles from Yellowstone National Park. Land ownership in Ravalli County is apx 74% public and 26% private.

Recreational opportunities abound. In addition to the Bitterroot River water sports and fishing can be enjoyed at Lake Como and Painted Rocks Reservoir. The are 28 campgrounds in the valley, many open year round. The valley touches on three wilderness areas where hiking, horseback riding, camping, hunting and fishing can be enjoyed.

There are hundreds of miles of snowmobile trails and two ski areas. Lost Trail Powder Mountain Ski Resort's summit is 8200 feet high and the resort has 25 runs and 5 double chair lifts. Chief Joseph Pass has 33 cross country trails with weekly grooming and warming huts.

Ravalli County and the Bitterroot Valley are more vibrant than ever!  There is always something exciting to do or see.  Whether it is fly fishing on the Bitterroot River, enjoying an outdoor festival, attending a community class, or simply hanging out and enjoying the Bitterroot Valley's unique culture. This is a place to work, live and call home.

The Hamilton and the Bitterroot Valley have a wide variety of real estate. From single family homes to rural retreats to magnificent log homes to ranches to bare land to build your dream home. It’s all here! There are a lot of properties for sale and now is a great time to buy.

In Ravalli County in 2007 there were 586 residential sales at an average of $282,874. The average days on market was 165 days. There were 130 parcels of bare land sold at an average of $180,593 and with an average days on market of 224 days.

The market in the Bitterroot Valley didn’t improve in the month of February. There were only 22 closing for the month in Ravalli County, compared tp 55 in February of 2007. Land: 7 closings, Average sales price $115,200, Average days on market 207. Residential: 15 closings, average sales price $226,567, average days on market 236. Prices have been a bit all over the board, but we have been seeing some softening. Properties that are priced correctly are selling well under the average days on market. It's a good time to buy. In March there are over 1200 properties for sale in Ravalli County. Selection is great and interest rates are reasonable.

Tips for Finding the Perfect Neighborhood

1. Make a list of all of the amenities that are close by in the neighborhood you are considering as your new residence.  Keep in mind what distances and routes to each of these places are acceptable and what are not.

2.  Determine what the best features of the neighborhoods are.  This is especially helpful if you are deciding between a few different neighborhoods.

Are there parks nearby?
Is it scenic and visually appealing?
Are there quiet areas, streets, culs de sac?
Are the people friendly in the neighborhood?
Is the neighborhood clean?  Yards, streets, parks?
Are there nice trees and foliage?
Do the lots have large or small yards?
Are there walkways and are they easily accessible?
Is it a safe neighborhood?
What are the market values of the homes in the area?
Are there many houses for sale?
How long ago was the community developed?
What is the average age of the people in the area?
Are there families with small children in the area?
What is the proximity to schools?
Are there community events or organizations?

3.  Walk around in the neighborhood.  The best way to determine the cleanliness and friendliness of the neighborhood is to walk around in it and meet its residents.
